Swing by Ballard Avenue in October and check out the Hansen Building. Thirteen original wood windows and storefront of one of Ballard’s finest historic buildings will undergo rehabilitation and new paint in fall 2019. The project begins Sept 30, according to contractor Eco Woodworks & Construction Inc. The Tumwater-based company has extensive experience in historic wood window restoration and rehabilitation, and is excited about the opportunity to help preserve this piece of Ballard history.
Thirteen wood windows, many with original glass and window components, will be rehabilitated and restored over the next 6 weeks, guided by National Park Service historic preservation standards. Tenant CC Filson’s storefront on Ballard Avenue will undergo restorative work as well.
The project was partially funded by a 4Culture Landmarks Capital grant in June 2018, was approved by Ballard Avenue Landmark District, and by the National Park Service/Technical Preservation Services.
A mix of small local businesses, therapists, construction companies, antique dealer, real estate agent, photographer, architect – lease office space on the building’s 2nd floor and annex. Anchor tenant and Seattle-based retailer of outdoor clothing and bags, CC Filson opened a retail store in building’s 1st floor November 2016.
In August 2016, owners Roger and Laurie Lohrer/Dock Street Properties LLC initiated a voluntary full-renovation seismic retrofit on the Hansen Building. Project team of Marpac Construction, SMR Architects and IL Gross Structural Engineering completed the project in Oct 2016, which won a Historic Seattle’s 2018 “Best Rehabilitation” award. The seismic retrofit project was partially funded by 4Culture, as well.
Built in 1905, Hansen Building was nominated to the National Register of Historic Buildings in 1976, as a contributing building in the Ballard Avenue Landmark District. Present owners Roger and Laurie Lohrer purchased the building from Anne LeCoump in 1998, and are committed to its continued preservation.
