After years of planning and design review meetings, AvalonBay Communities broke ground on its Ballard project on Wednesday, September 7. A six-story, 265-unit apartment complex will be built on the former Sunset Bowl site, on 14th Avenue NW and NW Market St.
After years of planning and design review meetings, AvalonBay Communities broke ground on its Ballard project yesterday. A six-story, 265-unit apartment complex will be built on the former Sunset Bowl site, on 14th Avenue NW and NW Market St.
The complex will be AvalonBay’s fourteenth community in Washington State, offering 265 studio, one, and two bedroom apartment homes, a fully-equipped clubhouse, a fitness center, a rooftop deck, and courtyards with an outdoor barbeque and cooking area. The ground floor will be home to a total of approximately 12,000 square feet of retail space.

AvalonBay is currently pursuing a coveted LEED certification for its use of energy-efficient appliances, low-wattage lighting, and occupancy sensors for lighting in its Ballard complex.
In the design review meetings, the biggest concern of Ballard locals was the size and look of the building. The development's architects from Ankrom Moisan Associated Architects were asked to give the building a more 'residential' feel.
AvalonBay representatives have said that the new apartments will rent at market rate. At Avalon Belltown, on 2800 Western Avenue, rents range from $1,135 to $2,160 per month, according to the company's website.
“The Ballard location is our fourth construction start in four years, and we anticipate beginning our fifth next year in the University District. AvalonBay is definitely committed to Seattle and its neighborhoods, and we look forward to continuing to work closely with the City and its officials to provide first-class rental homes to the community,” Fritz said.
