But your house has grown as outdated as mullet cuts and “Happy Days”? If you're planning on selling, it's become more important to make sure your house is appealing, especially with a deep supply of homes on the market and a slowdown in sales across the area.
It’s no secret, in this economy the housing market has been hit hard. The best thing that you can do to sell a house is by making it the best choice out there for buyers. Remodeling and updating your house is one way to do that.
The 2009–10 Cost vs. Value Reports extends a trend established in recent years toward higher cost-value ratios on smaller, lower-cost, maintenance-related projects. Siding and window and door replacement projects occupy seven of the top 10 rankings for cost recouped, in part because they are often necessary repairs and involve durable, low-maintenance materials that improve curb appeal.
Another factor may be their comparatively low price. With construction costs of less than $20,000, these projects are among the least-expensive projects in the survey, and are better candidates for financing in the still-tight credit market. The high value of window replacement projects may also indicate that rising energy prices continue to influence remodeling decisions.
Although the payback period on replacement windows can vary greatly, in homes with windows more than 15 years old, new windows not only reduce maintenance and boost curb appeal. Their higher insulation levels and greater air tightness also improve a home's energy efficiency. In addition, window and door replacements are among the improvements eligible for tax credits under the 2009 Stimulus Bill.
Furthermore, don’t forget the top two rooms in a house that can make or break the sale of your home. First of all the room that really sells a house is the kitchen.
Major turnoffs for homebuyers include dated decorations, such as wall-sized mirrors, and cramped kitchens because many buyers want room for cooking and socializing.
The bathroom is another vital room that needs to be remodeled for it to be more likely to sell. Although it is a small room of the house it really makes a big impact. Install granite countertops, tub enclosures, and new flooring.
Yank out the carpet and put down hardwood floors, and put on a fresh coat of neutral colored paint throughout your home.
Remember, you don’t need to remodel your home into the Taj Mahal.
Throw out all your clutter and put the bulk of your things in storage, then focus on updating just one or two features of the home, and finally don’t forget the fresh coat of paint. Improvements to your home will give you the competitive edge you need to sell your home sooner than later.
