A Land Use Application to allow a 54 unit residential development (eight townhouse structures with 37 units and 17 single family dwelling units) at 6800 31st SW has been filed with Seattle's Department of Planning and Development for a project to be built by Polygon Homes. They purchased the land from the Seattle Housing Authority last September.
Polygon's website lists the property as being called High Point at Hundley, offering "4- and 5- bedroom single family homes and 2- and 3- bedroom townhouse."
They said a sales office will open in the next few months.
Parking for 85 vehicles would be located within the residential structures and unenclosed surface parking stalls. It is Project # 301859.
This is a project with a long and varied history.
The area to be developed is in an "environmentally critical area" but the final Environmental Impact Statement dated September 24, 2004 was prepared by Seattle Housing Authority.
Originally, more than 12 years ago the plan by a private developer was to construct 20 homes on the site plus a carriage house. Then after those plans fell through the Seattle Housing Authority proposed a 62 unit residential development to include 18 single family residences and 22 two-unit townhouse buildings. Those plans were dropped and another developer planned thirteen single family residences and 64 ground related dwelling units (77 units) with surface and garage parking for 127 vehicles.
The Seattle Housing Authority's 2008 application for development was canceled in 2010 due to a Council Land Use Action to correct an error on the official Land Use Map due to cartographic and clerical mistakes for the High Point Community.
Then in July of 2015 a Land Use Application was filed by SHA to allow a 54 unit residential development was filed.
In September of 2015 a Land Use Application was filed to adjust the boundary between 109 unit lots resulting in 58 unit lots and four tracks of land (A-D). Proposed parcel sizes range from 1,257sf to 3,709sf. Tracks range in size from 36,706sf to 1313sf.
