Meeting set for four-story 58 unit apartment bldg.; Parking for 26 cars

A Land Use Application has been filed with Seattle's Department of Construction and Inspections to allow a 4-story apartment building containing 58 units and 4 live-work units to be constructed at 4417 42ND Ave SW. Parking for 26 vehicles would be provided below grade. Existing structures will be demolished. A meeting on the proposed project has been set for January 18 at the West Seattle Senior Center. Dubbed Junction Landing, the project is being designed by Nicholson Kovalchick Architects.
Public comment letters on the project all address the same issue, lack of one to one parking in an area that is already lacking available parking spaces since it is so close to the Alaska Junction and Hope Lutheran Church. Ron Templin, writing at the end of August said, " As I stated before, we have 3 churches, 3 schools and parking is already above capacity in this area. Several ideas have been submitted, with parking limits on the free on street parking spots, especially on the weekends including Sunday. We shouldn't have to park 4+ blocks from our church just to attend a Sunday Morning Service or a Wedding on Saturday or any of the other church functions on weekends. It isn't bad this time of year with our dry summer weather, but in the rainy months, that sucks to put it mildly. Projects of this type need more parking spots for the tenants as they have guests and a lot have more than 1 car. To dismiss this reality is not good urban planning."

OPPORTUNITY FOR COMMENT
The Director will accept written comments on the design in preparation for the Design Review Recommendation meeting through January 17, 2018. You are invited to offer comments regarding important site planning and design issues you believe should be addressed in the design of this project.
Comments and requests to be made party of record should be submitted to PRC@seattle.gov or City of Seattle – SDCI – PRC, 700 5th Avenue, Suite 2000, PO Box 34019, Seattle, WA 98124-4019.
PROCESS
An application for Design Review related to future development of this site has been submitted to the Seattle Department of Construction and Inspections (SDCI). This second stage of Design Review is the Recommendation phase. At the Design Review Board Recommendation meeting, the following occurs:
- The applicant will present information about the proposed design and how it responds to the Design Review Guideline priorities established at the previous Early Design Guidance meeting(s).
- The public may offer comments regarding the proposed design.*
- The Design Review Board will offer their recommendations regarding the design to SDCI.
- Following the meeting, SDCI will issue a written Recommendation report summarizing the meeting. This report will be sent to those who signed in at the meeting or otherwise requested a copy.
*Please note that public comment at the Recommendation meeting is limited to design considerations. If environmental review is triggered, comments related to environmental impacts (such as traffic, parking, noise, etc) may be sent to SDCI following notice of that review.
