The following information has been compiled from the Seattle Department of Planning and Development, which develops, administers, and enforces standards for land use, design, construction, and housing within the city. The department is also responsible for long-range planning in Seattle. It also works in conjunction with appointed volunteer design boards across the city that reviews private development projects. Only commercial and multi-family developments that exceed a certain size threshold in certain land use zones are reviewed.
2622 California Ave. S.W.
A second early design guidance meeting has been scheduled for the redevelopment of the Admiral Safeway Thursday, Nov. 20 at 6:30 p.m. in the West Seattle Library Meeting Room, 2306 42nd Ave. S.W.
The proposal is for two new buildings; a one-story, 58,750 square foot Safeway grocery store with a four-story, 34-unit residential structure attached and a one story, 7,000 square foot retail building.
Parking for 227 vehicles to be located on the roof and at grade. Project will require alley vacations and contract rezone. Existing 32,000 square foot grocery store will be demolished.
The applicant has applied for Design Review related to development of this site. At the Design Review Board meeting the applicant will present information about the proposed design and how it responds to the Design Guideline priorities established at the Early Design Guidance Board meeting on Sept. 25; the public may offer comments regarding the proposed design; and, the Southwest Design Review Board members will offer additional guidance to the applicant regarding the design concepts.
The site is zoned Neighborhood Commercial with a 40 foot height limit.

4203 S.W. Alaska St. and 4706 California Ave. S.W.]
Developer Charles Conner will develop two major lots here.
The city will conduct an environmental review and be subject to the Southwest Design Review Board for both projects.
The application for the 4203 S.W. Alaska project calls for a seven-story building containing 13,700 square feet of commercial, 4,000 square feet of office and three live work units at ground level with 126 residential units above. Three levels of below grade parking to be provided for 307 vehicles and shared with the 4706 California Ave. S.W. project.

The application for 4706 California Ave. S.W. seeks to allow a seven-story building containing 12,745 square feet of commercial with 72 residential units above. Three levels of below grade parking to be provided for 307 vehicles. Existing structures to be demolished.
