The 88 unit mixed use apartment/retail building that is being built by local company STS Construction is now underway.

Housing Diversity Corporation and STS Construction Services held a groundbreaking ceremony on March 8 for a new eight-story mixed-use development near the future California Ave SW Light Rail station in West Seattle. It is forecast to be completed in 21 months.

This development, located at 4448 California Ave SW, will feature 88 units, ranging from studios to three-bedroom apartments. Among these, 18 units will be offered as rent-restricted through Seattle's Multifamily Tax Exemption Program. Additionally, the project will include 3,177 square feet of retail space at street level, designed by Atelier Drome. During the development process it had been considered as a boutique hotel but that plan was apparently changed.
Brad Padden, CEO of Housing Diversity Corporation, expressed excitement about the project, stating that it aligns with their mission to provide attainable housing in transit-rich locations and will contribute to the West Seattle Junction neighborhood.
The development is being financed through a combination of C-PACER green financing and traditional construction debt from First Fed Bank. The C-PACER financing will support sustainability efforts, including energy efficiency, renewable energy, and water conservation initiatives. Nuveen Green Capital and Citizen Mint are also part of the finance team for this project, which is expected to open in the third quarter of 2026
