A 7 story, mixed use residential/retail/light industrial building intended to be built on Harbor Ave. SW has filed their land use permit. The building would constructed on the site of the former Alki Tavern.
The land use permit application for the 7 story project proposed for 1307 Harbor Ave. S.W. has been filed with Seattle's Department of Planning and Development.
This location, former site of the Alki Tavern and for those with longer memories, of the Embers nightclub, sits between two existing condominiums (Seabird and Harbor Landing) but would likely stand much taller, depending on the final design.
In April of 2014, The Miller Hull Partnership, LLP came before the Southwest Design Review Board to present four primary options to a design that now will be a 7-story structure with 15 residential units, above retail, restaurant, office and light manufacturing in an environmentally critical area. Parking for 27 vehicles would be located within the structure. Existing structures would be removed.

At that time, Option D was the one that drew the most praise from public comments and in remarks from the Southwest Design Review Board.
It combines a 32 foot wide staircase breezeway through the structure that narrows and is coupled to a hill climb up to Calfornia Ave. S.W., a three story cafe, likely the best parking alternative, most residential (three floors) and even a "light industrial" section of the building that the design firm said would most likely mean rapid prototyping of parts, not a manufacturing business.

SEPA Environmental Determination (This project is subject to the Optional DNS Process (WAC 197-11-355) and Early DNS Process (SMC 25.05.355). This comment period may be the only opportunity to comment on the environmental impacts of this proposal.

Variance to allow development in the steep slope and steep slope buffer.
Shoreline Substantial Development to allow development in the UC Shoreline Environment.
