Áegis Living’s project on Admiral Way design review open for comment

The assisted living facility planned by Aegis Living for 4700 SW Admiral Way to replace the now closed Life Care Center is up for Administrative Design Review and the plans prepared by GGLO Architects are available for public review. The plan calls for 48 assisted living apartments and 32 memory care apartments. Parking would be provided for six vehicles "at grade" with 33 more inside the structure. The building itself would be 3 stories. It is project # 3017747.
In an online document a description of the facility states:
"Both the Assisted Living and Memory Care units will be grouped into smaller neighborhoods that focus on community activities and dining as well as events with the other neighborhoods. These spaces will include dining, living rooms, activity rooms, and a cafe – all of which are distributed throughout the building which will activate various portions of the façade. Outdoor gardens and terraces will be provided, allowing residents to have access to the outdoors.
The proposed project will be a three-story wood structure over a one-story concrete parking level. The terracing of the building and the utilization of the natural site grade will present a facade more in line with a two- to three-story structure at the adjacent street levels on SW Waite and SW Admiral.
A covered drop-off area will be incorporated along the driveway on SW Admiral Way for resident use. The front entry will be in close proximity to both bus stops along SW Admiral. Visitor vehicle access and staff parking will be accessed off of SW Waite Street."
OPPORTUNITY FOR COMMENT
The Director will accept written comments to assist in the preparation of the early design guidance through June 14, 2015. You are invited to offer comments regarding important site planning and design issues, which you believe, should be addressed in the design for this project.

PROCESS
Following the public comment period, the Department of Planning and Development (DPD) will issue a written Early Design Guidance report identifying the highest priority city-wide and neighborhood specific Design Guidelines applicable to the proposed design. This report will also consider public comment provided to DPD. A copy of the report will be sent to those who commented or requested to be made a party of record.
Following this early design guidance process, the applicant may apply for their land use permit. An opportunity for public comment will be provided at that time.
