There's no question that Ballard is densifying -- fast -- and each week the DPD Land Use Bulletin is filled with applications and decisions in regards to developers subdividing lots.
What's the point of subdividing lots, you ask? Usually it means a single family residence is being demolished to make way for townhomes or smaller single-family residences (otherwise known as infill housing).
This week is no exception. In fact, Ballard received a bigger wave of applications than usual. You can view them below.

Applications
418 NW MARKET ST - There is currently a permit to turn this property into a four-unit townhome. (It was originally a duplex.) A Land Use Application was posted today to subdivide one development site into four unit lots. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots.
1427 NW 60TH ST - Originally a single-family residence, this property has a permit to construct two duplexes, each with an attached garage. Today a Land Use Application was posted to subdivide one development site into four unit lots. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots.
2611 NW 65TH ST - This property is currently a single-family residence. Today a Land Use Application to subdivide one parcel into two parcels of land. Proposed parcel sizes are: A) 2,063 sq. ft. and B) 2,415 sq. ft. The house will be demolished. No word yet on what will take its place.
2441 NW 63RD ST - Land Use Application to subdivide one parcel into two parcels of land. Proposed parcel sizes are: A) 2,549 sq. ft. and B) 2,449 sq. ft. Under this application, the single-family residence here would be demolished. No word yet on what will take its place.
2041 NW 64th St - Land Use Application to subdivide one parcel into two parcels of land. Proposed parcel sizes are: A) 2,543 sq. ft. and B) 2,448 sq. ft. The single family house here will be demolished and will be replaced by two new, smaller single family houses with a garage in the back and surface parking.
822 NW 49TH ST - A single family house was demolished a while ago to make room for a four-unit townhouse. Today an application was posted to subdivide one development site into four unit lots. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots.
6413 26TH AVE NW - Land Use Application to subdivide one parcel into two parcels of land. Proposed parcel sizes are: A) 2,421 sq. ft. and B) 1,781 sq. ft. The single family house here will be demolished.

1158 NW 58TH ST - A single family house here was demolished to make way for a four-unit townhouse with surface parking. Today a Land Use Application to subdivide one development site into four unit lots. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots.
834 NW 53RD ST - A single family house here will be demolished to make way for three new single family houses. Today a Land Use Application was approved to subdivide one parcel into two parcels of land. Proposed parcel sizes are: A) 2,760.1 sq. ft. and B) 2,761 sq. ft.
3219 NW MARKET ST - A duplex was demolished here to make way for four single family residences. Today a Land Use Application was approved to subdivide one development site into four unit lots. The construction of residential units has been approved under Project #6341289. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots.
One resident sent an email requesting general information regarding the allowable height of the zoning district, number of possible units for each parcel and expressing a concern about the block face becoming all four-packs of townhomes.
