Ballard Development: Six new land use applications, four decisions and two design review meetings

The Department of Planning and Development announced six new land use applications, four decisions and two Design Review Early Design Guidance Meetings for major projects.
Among these applications is a rash of row housing in Fremont, a 14-unit apartment building (five parking spaces) in Ballard and a five-story, 204,000 square foot office building (parking for 210 vehicles) in the heart of Ballard.

Here are the applications:
802 NW 57TH ST:
Land Use Application to subdivide one parcel into two parcels of land. Proposed parcel sizes are: A) 3,755.5 sq. ft. and B) 3,755.5 sq. ft. Existing structure to be demolished.
Conditions:
The following approvals are required:
Short Subdivision to create two parcels of land.

3629 Linden Ave N:
Land Use Application to allow one 2-unit, three story rowhouse. Surface parking for 2 vehicles to be provided. To be considered with project #3018448, 3018449 & 3018452 for shared access. Environmental Review to include future unit lot subdivision.
The following approvals are required:
SEPA Environmental Determination (This project is subject to the Optional DNS Process (WAC 197-11-355) and Early DNS Process (SMC 25.05.355). This comment period may be the only opportunity to comment on the environmental impacts of this proposal.)
3627 Linden Ave N:
Land Use Application to allow one 2-unit, three story rowhouse in an environmentally critical area. Surface parking for 2 vehicles to be provided. To be considered with project #3018448, 3018452 & 3018451 for shared access. Environmental Review to include future unit lot subdivision.

Land Use Application to allow 8,500 sq. ft. of vegetation restoration in an environmentally critical area. Environmental Review conducted under project #3017222.

FISH & WILDLIFE HABITAT AREA, FLOOD PRONE, URBAN RESIDENTIAL, CONSERVANCY NAVIGATION, SHORELINE HABITAT BUFFER, SINGLE FAMILY 9600, POTENTIAL SLIDE AREA, STEEP SLOPE (>=40%), SPECIAL GRADING REQUIREMENT, KNOWN SLIDE AREA, SALMON WATERSHED
The following appealable decisions have been made based on submitted plans:
Determination of Non-Significance (no environmental impact statement required). Environmental review completed and no conditions imposed. This DNS is issued using the optional DNS process in WAC 197.11.355 and SMC 25.05.355. The comment period was originally published on June 12, 2014 and there is no further comment period on this DNS.
Appeals of this decision must be received by the Hearing Examiner no later than 11/20/2014.
6312 17TH AVE NW:
Land Use Application to subdivide one parcel into three parcels of land. Proposed parcel sizes are: A) 2,600 sq. ft., B) 2,600 sq. ft.; and C) 2,599 sq. ft. Existing structures on the properties will be demolished.
The following appealable decisions have been made based on submitted plans:
Grant - Short Subdivision to create three parcels of land.
Appeals of this decision must be received by the Hearing Examiner no later than 11/20/2014.
4112 LINDEN AVE N:
Land Use Application to subdivide one parcel into two parcels of land. Proposed parcel sizes are: A) 2,077.6 sq. ft. and B) 2,640.0 sq. ft. Existing structures to be demolished.

Conditionally Grant - Short Subdivision to create two parcels of land.

Land Use Application to allow 2,450 sq. ft. of vegetation restoration in an environmentally critical area. Review includes 8,500 sq. ft. of vegetation restoration on adjacent site (12033 12th Ave NW) under project #3017219 for a total of 10,950 sq. ft. Project includes vegetation restoration plan.
