Development: five new projects and two approved

The application for 10521 Meridian Ave. North is to allow a new two story 41,000 sq. ft. medical services structure (Meridian Center for Health). Surface parking on site for 19 vehicles, additional parking to be available on proposed lot to the south. Project includes 3,300 cu. yds. for grading. Pending short plat (3015969)
The zone for this location is NORTHGATE OVERLAY DISTRICT, LOWRISE-3, ARTERIAL WITHIN 100 FT., SPECIAL GRADING REQUIREMENT, URBAN VILLAGE OVERLAY, SALMON WATERSHED
SEPA approval is required
The application for 5601 20TH AVE NW is to allow a 6 story, 35-unit residential building with 3 live-work units (3,222 sq. ft.) and retail (1,884 sq. ft.) at street level. Parking for 19 vehicles will be located below grade. Existing structure to be demolished.
The property is zoned as: NEIGHBORHOOD COMMERCIAL 3-65', AIRPORT HEIGHT DISTRICT, SCENIC VIEW WITHIN 500 FT., URBAN VILLAGE OVERLAY

The application for 7002 24TH AVE NW is to allow a minor communication utility (Verizon Wireless) consisting of 12 panel antennas (three sectors, four antennas per sector) on the rooftop of an existing apartment building. Equipment cabinet to be located at ground level.
The Property is zoned as:
LOWRISE-2 RESIDENTIAL/COMMERCL, ARTERIAL WITHIN 100 FT.
Approvals are required for: Administrative Conditional Use to allow a minor communication utility in a lowrise zone.
The application for 3835 EVANSTON AVE N is to subdivide one parcel into two parcels of land in an environmentally critical area. Proposed parcel sizes are: Y) 2,400 sq. ft. and Z) 2,399.9 sq. ft.
The property is zoned as: LOWRISE-3, STEEP SLOPE (>=40%), URBAN VILLAGE OVERLAY
Approvals needed: Short Subdivision to create two parcels of land and SEPA Environmental Determination
The application for 6302 28TH AVE NW is to subdivide one development site into three unit lots. The construction of residential units has been approved under Project #6358875. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots.
The Property is zoned as: LOWRISE-1, URBAN VILLAGE OVERLAY
Approvals required for short Subdivision to create three unit lots.
The application for 1427 NW 60TH ST was to subdivide one development site into four unit lots. The construction of residential units has been approved under Project #6341308. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots.
The property is zoned as LOWRISE-3, AIRPORT HEIGHT DISTRICT, URBAN VILLAGE OVERLAY
Appeals of this decision must be received by the Hearing Examiner no later than 1/30/2014.
The application for 12715 EVANSTON AVE N to subdivide one parcel into two parcels of land with parcel sizes are: A) 7,204 sq. ft. and B) 8,090 sq. ft. Existing structures to remain, was approved with conditions:

1. Add a note on the face of the plat that: Existing structures on the property are to be legally demolished.
During Construction
2. The owner(s) and/or responsible party(s) are required to obtain final approval of the building applications associated with the establishment of a residential use on Parcel A.
3. Tree preservation plan will be required during building permit application on Parcel A.
