81 unit Aegis Living will open on Admiral Way SW in 2017; Former Lifecare facility will be torn down

The former Lifecare at 4700 Admiral Way SW will be torn down and replaced by Aegis Living scheduled to open in the fall of 2017. The new 3 story building will contain 81 apartments, comprising 82,000 square feet. It will have 33 Memory Care units.

Q & A with Michael Derr
1. How many stories – height of the building?
[Michael Derr] We are allowed by code to build a 30-foot high building. That will basically be one story higher than the existing building.
2. How many parking spaces on the property/underground?
[Michael Derr] By code we need to provide one space for every three apartments for residents, workers and guests. We are proposing 81 apartments so that results in about 20 spaces in a garage and a couple of spaces up by the front door. I can’t be more precise while the design is still being massaged but we will definitely provide at least the minimum number needed of 24 spaces.
3. There is a half alley between them. Will the alley still be there? Will it be paved? Will we be using it, and if so, how?
[Michael Derr] The alley will remain. We are proposing to use it as access to the parking garage.
4. There are some plants on the side of the building. Will we be keeping those? If not, could she take some of them? Is there timing she needs to wait if she can take them.
[Michael Derr] We would love for the plants to find new homes before construction starts. The city process could take two years before construction can begin so there is plenty of time to arrange a transfer to new homes.
